Upon receipt of your application we will email and call you with any additional questions we may have. Once we have your written authorization, we will pull your credit and then will be ready to present your file for automated underwriting. Once we have your Conditional Approval we will have our processor Kristi contact you with her list of needed documentation. We will use local appraisers, title and escrow companies whenever possible. Once their report is in and underwriting is completed we will have the documents sent to your local title, escrow company or attorney for closing in your community, this is usually done through the internet for expediency. You will then be contacted to schedule your signing and consequent funding of your loan! Congratulations! |

The best way is to go to your local credit bureau and request a copy of your report or you are now entitled to go to www.annualcreditreport.com for a free copy. (You will not receive your scores for free and don't buy them here.) If you want real credit scores go to www.myfico.com. Cost is near $50 for all three bureaus. There may be erroneous information on your report, it should be reviewed annually as part of your financial housekeeping-make a date to review it and stick to it!
At the time you receive it, call us to assist you with contesting incorrect items. A letter from the credit vendor on their letterhead and signed by them is required evidence demonstrating why the items are incorrect. This should be done BEFORE you apply for a loan as it can take 60 days for the national bureaus to correct the information permanently. In a rush situation, we can get your report re-scored. The bureau charges fees for this, so it is best if we can proceed as above. |

If you wish to keep your fixed-rate 2nd or your line of credit, notify your loan officer immediately. It will take additional time to have your existing lender OK the 'subordination' of the loan you wish to keep. Your loan officer will need to know your wishes at the time your are beginning the transaction. |

Yes, it may. 1st, you need to tell us this as some investors no longer accept this product type. 2nd, you need to verify that the motor vehicle title that came with it has been 'eliminated'. This means the manufactured home is now part of the real estate as opposed to property you may pick up and move away. |

What is the procedure from application to closing? |

Once you have applied on-line, we will discuss your needs and concerns with you. Once we have a COMPLETE application, we are able to electronically submit your request for automated underwriting which may generate a Conditional Approval. That document outlines the documents we must submit for Final Approval. It will include a list of your personal documentation, required third-party reports such as credit, title and appraisal and possible explanations of items submitted in the application or discovered through the third party reports.
The title and appraisal reports may take days to weeks to obtain depending upon your location and the backlog of work your local vendors have. We request the reports quickly upon your decision to proceed and generally have them back in 1-2 weeks. (Again, depending upon area and backlog of vendors.) Once we have your personal documentation and third-party reports, the loan is submitted to Underwriting which takes from 1-7 days. If we are then Clear to Close and Final Approval is issued, we request your loan documents which can be 'same day', but up to 3 days to be shipped to your local escrow/title/attorney for your signature. If this is a Purchase transaction, your loan may fund the same day or the next depending upon State Law. If this is a Refinance, you must wait for the Mandatory 3-Day Right of Recission to pass before funding. It is counted using business days beginning the day after signing, including Saturdays, excluding Holidays & Sundays. Once the 3 business days have passed it will fund and record the next day.

A corporate attorney sent the following out to the employees in his company:
The next time you order checks, Omit your first name and have only your initials and last name put on them. If someone takes your checkbook they will not know if you sign your checks with just your initials or your first name but your bank will know how you sign your checks.
When you are writing checks to pay on your credit card accounts, DO NOT put the complete account number on the "For" line. Instead, just put the last four numbers. The credit card company knows the rest of the number and anyone who might be handling your check as it passes through all the check processing channels won't have access to it.
Put your work phone # on your checks instead of your home phone. If you have a PO Box use that instead of your home address. Never have your SS# printed on your checks (DUH!) you can add it if it is necessary. But if you have it printed, anyone can get it.
Place the contents of your wallet on a photocopy machine, do both sides of each license, credit card, etc. You will know what you had in your wallet and all of the account numbers and phone numbers to call and cancel.
Keep the photocopy in a safe place. I also carry a photocopy of my passport when I travel either here or abroad.
We've all heard horror stories about fraud that's committed on us in stealing a name, address, Social Security number, credit cards, etc.
Within a week thieve(s) can/will order an expensive monthly cell phone package, applied for a VISA credit card, have a credit lines approved to buy most any goods, receive a PIN number from DMV to change driving records online, and more.
But here's some critical information to limit the damage in case this happens to you or someone you know:
We have been told we should cancel our credit cards immediately. But the key is having the toll free numbers and your card numbers handy so you know whom to call. Keep those where you can find them easily.
File a police report immediately in the jurisdiction where it was stolen, this proves to credit providers you were diligent, and is a first step toward an investigation (if there ever is one).
But here's what is perhaps most important: (I never even thought to do this).
Call the three national credit reporting organizations immediately to place a fraud alert on your name and Social Security number. I had never heard of doing that until advised by a bank that called to tell me an application for credit was made over the Internet in my name.
The alert means any company that checks your credit knows your information was stolen and they have to contact you by phone to authorize new credit.
The alert should be placed immediately as the thieve(s) will be at work right away.
There are records of all the credit checks initiated by the thieves' purchases, none of which you may know about before placing the alert. Since then, no additional damage will be done. It seems to stop them in their tracks.

PARDON ME, BUT YOUR VIN IS SHOWING...
Seems that thieves have found yet another way to steal your vehicle without any effort at all.
Here's a new one. The thieves peer through the windshield of your car or truck and write down the Vehicle Identification Number (VIN) from the label on the dash, then simply go to the local car dealership and request a duplicate key based on the VIN. You would think the car and truck dealerships would require verification first before making extra keys, but this is apparently not always the case.
In fact, one Licking County Ohio resident tested this by calling her car dealership and pretending she had lost her keys. Sure enough, the dealership asked her to just bring in the VIN, and they would cut a new key for her on the spot. She was shocked that no ID was required.
The car dealer's parts department will make a duplicate key from the VIN, and collect payment from the thief who will then return to your car. The thief doesn't have to break in, do any damage or draw attention to themselves...they simply need to walk up to your car, insert the key and off they go to a local "chop shop" with your vehicle.
Unfortunately, it is very easy for the thief to use this technique. But protecting yourself is easy too. Simply put some tape or a small card across the metal VIN label located on the dashboard near the windshield. By law, you cannot remove the VIN, but you can cover it so it can't be viewed through the windshield by a thief. |

THE AGONY OF DELETE...
Just when you thought your personal data like passwords and bank information was safe because you deleted it from your cell or PDA...turns out that hackers can still steal the information. Believe it or not, your private data can easily be hijacked from your trashed or turned in device, even when you've deleted everything. That could cause some major headaches for a lot of innocent people. But the good news is that you can protect yourself.
With the advancement of PDA's and cell phones, these devices have become mini computers and contain loads of valuable and private information. Individuals store information in their cell phones like passwords, bank account numbers, appointments, contact information, even social security numbers.
And for most individuals, cell phones and PDA's are used for about 1.5 years and then replaced, usually by upgrading to a newer model. Old cell phones and PDA's are sold on EBay, tossed in the trash, or sent off to a cell phone recycling center. Of course, before turning it in or trashing it, most wisely delete the information.
But in reality, the information is not completely deleted...it remains on the device.
